Private & Short-Term Funding

Release the equity in your property, quickly.

Most short-term funding does one thing: it gets money out of a property you already own, for a business purpose, faster than a bank can move. Caveat loans, second mortgages and bridging finance are all routes to the same outcome — they differ in cost, security position and how fast they settle.

  • Secured against property you own
  • Business purpose only
  • Terms typically 1–24 months

What this covers

  • Caveat loans

The fastest way to draw on equity. A caveat is lodged over a property you own, funds are released in days, and the facility is repaid over a short term.

  • Second mortgages

Releasing equity behind an existing first mortgage, so you keep the rate and terms of a loan you would rather not disturb.

  • Bridging finance

Covering the gap between an incoming purchase and an outgoing sale that has not settled yet, using the equity in one to fund the other.

  • Development finance

Site acquisition, construction funding and residual stock facilities for small to mid-scale commercial development.

How private lending actually works

These facilities are assessed on the property and the exit, not on trading performance or serviceability in the way a bank would. That is what makes them fast — and what makes the equity position and the repayment plan the whole conversation.

The exit is the whole deal

A private funder is underwriting how they get repaid — a property sale, a refinance to a bank, a contract settling. If the exit isn't credible and evidenced, the answer is no regardless of the equity available.
Security position

A first mortgage prices meaningfully better than a second. Second-mortgage lending needs the first mortgagee's consent or a deed of priority, which takes time and occasionally doesn't come.
The real cost

The interest rate is only part of it. Establishment fees, legal costs, valuation, line fees and minimum interest periods all matter, and a short-term facility held for two months can cost the same as one held for six. We'll set out the total cost in dollars before you commit.
Speed is real, but conditional

Funding can move quickly when the security is clean and the paperwork is ready. Title complications, an uncooperative first mortgagee, or a valuation that has to be ordered will add time no funder can compress.

What we'll need

Private lending is light on financials and heavy on security. Having title and payout details ready is what makes a fast settlement possible.

  • Details of the security property, and a current rates notice
  • Existing mortgage statements and payout figures
  • A clear, evidenced exit — sale contract, refinance approval, or settlement date
  • Purpose of funds and how they'll be applied
  • ABN and entity details, plus director identification
  • A signed business purpose declaration

When this is the wrong product

We turn this work away regularly, and we'd rather say so early than watch a business get into trouble. Short-term funding is not a substitute for a facility you can't service.

  • There's no realistic exit — this is bridging to nothing, and it will end badly
  • The underlying business is trading at a loss the loan won't fix
  • The purpose is personal, domestic or household — we cannot help, and nor should anyone else on these terms
  • A mainstream funder would fund it in the time actually available, at a fraction of the cost
  • The equity is too thin to absorb the interest, fees and a soft sale price
